SUMMARY
We invite you to our remodeled beach home located steps to Mission Bay Aquatic Center and just across the street from the Ocean in North Mission Beach! This convenient single level ground floor unit offers 2 bedrooms, 2 bathrooms, sleeps 6 guests, and features such amenities as air conditioning, exclusive outdoor fenced sun patio, wood flooring, dog friendly, & 2 parking spaces.
INTERIOR
As you step into the main front door entry you’re greeted by a wonderful open floorplan main living area, an ideal setting for entertaining & visiting with your entire group.
The fully equipped kitchen includes a center bar with bar high seating for 2, granite countertops, gas range, & dishwasher. Off the kitchen is a dining nook with seating for 4 people as well as the living room with a cozy sofa sectional and accent chair, mounted flat screen TV, gas fireplace, and an outdoor sun deck with views out to the bay and perfect for enjoying a cup of coffee while watching the sunrise or a toasting a glass of wine to the sunset. Rounding off the main living area is a full bathroom with tub/shower combo.
In the master bedroom there is a queen bed, mounted TV, and ensuite bathroom with a tub/shower combo, dual vanities, and side x side washer and dryer. Bedrooms 2 has a queen bed with a TV.
PARKING
• 2 covered carport parking spaces located off the alley (Approximate dimensions 18' long x 7' wide x 7.5' tall)
• Additional overnight parking includes street parking and nearby public parking lots

This beach property is comprised of 2 units, each with their own individual entries and are not connected inside. The upper level unit offers 4 bedrooms + 2 bathrooms, and the lower level unit has 2 bedrooms + 2 bathrooms. Guests have the option to rent one unit or both units for a combined 6 bedroom + 4 bathroom offering that sleeps up to 17 guests & accommodates 5 vehicles.

POLICIES & GOOD NEIGHBOR GUIDELINES
CANCELLATION | Cancellations and reschedules made by Guest may be made up to 60 days before the first day of your reservation. Cancellations or reschedules made by Guest with less than 60 days’ notice will result in 100% loss of all payment.
GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
