UPPER LEVEL (Main Living Area + br#1 + 1ba) 
Sit back & relax with a glass of wine & enjoy endless sunsets & rare direct Moonlight beach views, all while watching outdoor beachside cinema in your very own private estate fully equipped with 50ft. of ocean frontage.

A set of stairs will lead you to the main front entry, where you’ll be greeted with soaring coved ceilings, lots of natural light, spacious open floorplan, & a line of windows that look directly out to beautiful blue water ocean views!  The living room is anchored by a brand new gas cozy fireplace with a 65in Samsung TV mounted above.  Seating includes a modern sofa sectional & bar high chairs for 2 that capture the best views in the home!  

Off the living room is a gourmet chef’s kitchen, where you can cook your favorite meals all while enjoying direct ocean views.  Includes high end stainless steel appliances featured with our ultra-modern Fisher & Paykel refrigerator, sleek quartz counters, bar seating, & separate dining table.  Down the hallway is a full bath (tub/shower combo) & a private master suite that features a King sized bed, SMART Samsung TV.  

LOWER LEVEL (br#2 + full bath + half bath) 
A set of stairs will lead you to the lower level with a full bedroom facing the ocean, complete with sliding doors for ultimate privacy or leave open to take advantage of sunsets!  This bedroom houses a Queen sized bed, SMART Samsung TV, ensuite bath (surround shower).  This space also includes an additional adjacent half bath featuring beautiful mosaic tile & floating vanity.  

Modern folding accordion doors lead you to the awesome outdoor ocean front patio (see Outdoor & Other Features below!).

Our home is located in a beautiful laid back coastal area of Encinitas. Literally a 5 minute walk (0.3 miles) down the street & you’ll be at popular surf and swim friendly Beacons beach.  Close to amazing local eateries with everything from breakfast to dessert to after-hours cocktails!  Quick snapshot…

• Dining | Walking distance to shops, restaurants, and entertainment along Coast Hwy 101.  Some of our favorite eateries include The Taco Stand (nationally ranked), The Crack Shack & Handel’s Ice Cream (3 minute walk) to name a few.  Also just a few blocks to Lazy Acres natural grocery market.
• Activities | Just steps to Leucadia Surf School and Moonlight Beach!  Rent beach gear, go for a swim, surf, or just lay in the white sandy beach & get some sunshine.  Also nearby is the beautiful Botanic Garden, the ideal setting to connect with plants & nature.
• Attractions | Just 7 miles away is LEGOLAND California theme park & aquarium, with over 60 rides & attractions…all dedicated to LEGOs.  Other nearby attractions include ~30min drive to Sea World, ~40min drive to the famous San Diego Zoo, and ~45min drive to Downtown & the Airport. POLICIES & GOOD NEIGHBOR GUIDELINES
• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Reservation Confirmation | Upon confirmation of your reservation, you will be sent a Welcome package that includes such items as arrival instructions, parking, wifi, local eats, & area attractions.
