Features include 2br’s+2ba’s, 2 separate outdoor areas with expansive ocean front 180 degree view patio, multiple outdoor seating areas, fire pit, BBQ, A/C, driveway parking for 2 cars, & sleeps 5 (4 adults max). *NOTE beach stairs are shared with neighbor to left (as you face the front).

INTERIOR
As you pull up the driveway & enter the front door you’ll be greeted by a line of floor to ceiling windows looking out to beautiful ocean & sunset views. The main living area includes an oversized sofa & accent chair, cozy gas fireplace, tv, & adjacent patio doors for easy access to our expansive ocean front patio. Off the main living area is dining for 6 & fully stocked kitchen, also with ocean views & easy front patio access.

Off the main living area are 2br’s. Go to sleep to beautiful sunsets in the master br, which is situated on the ocean front with patio doors allowing for endless views in a Cal King bed & ensuite bath (tub/shower combo). Br2 has 2 Full size beds with an ensuite bath (tub/shower combo).

EXTERIOR
Enjoy a glass of wine to beautiful ocean & sunset views from your very own ocean front patio, complete with nearly 40’ of ocean frontage, bbq, & multiple seating areas including patio table seating + lounge chairs + gas fire pit with additional seating. Feel like a vip with stairs that lead you directly to a sandy surf/swim friendly beach! *NOTE beach stairs are shared with neighbor to left (as you face the front).

Our 2nd exterior area includes a charming patio located near the front entry. This private area is surrounding by lush landscaping, includes bench seating, & is an ideal place to enjoy a cup of coffee & enjoying the sunrise.

LOCATION
Our home is located in a beautiful family friendly beach community of Encinitas. Our guests are provided a comprehensive local guide to nearby local dining, fun activities, & featured attractions!

Few miles to Encinitas Ranch golf course, and easy freeway access about 5 minutes away. Take a 15-20 minute trip down south to the famous Del Mar Race Track or beautiful Torrey Pines State Reserve and Golf Course, or for the same amount of time head north for a fun family day at LEGOLAND California. Other top attractions within about a 30 minute drive include Sea World San Diego, San Diego Zoo, and the Gaslamp District in Downtown San Diego.

POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.
• RESERVATION CONFIRMATION | Upon confirmation of your reservation, you will receive arrival instructions, parking details, wifi access, and tips on local eats & attractions.
